Rental Department

Our specialist Rental Department deals exclusively with the leasing and management of our rental properties.

All our vacant and upcoming rental properties are displayed in the window of our prominent office – just across the road from Jackie O and right around the corner from Acland Street’s café precinct - we get lots of passing foot traffic and lots of people window shopping.

We are very proud of the photo quality A4 sized window displays we have for each of our rental properties – each with at least one photograph and often with internal shots too – and all with a full and accurate description of the facilities offered.

Keys for vacant properties may be viewed by prospective tenants upon them showing us photo I.D. and upon payment of a $100 refundable key deposit.

Keys are released between 8.30 a.m. and 5.00 p.m. (for return before 6.00 p.m.) on weekdays, and between 9.00 a.m. and 1.00 p.m. (for return before 2.00 p.m.) on Saturdays.

When prospective tenants are interested in a property which is not yet vacant and after they have inspected the exterior of the property, we can usually arrange for them to view the interior. Once a property has been chosen the prospective tenant completes an application form and we check the references.

Successful applicants then sign a lease (usually 12 months). A calendar month’s rent and a bond equal to one month’s rent is payable before the tenant takes possession. A report on the condition of the property is prepared by us and the tenant is given the opportunity to add their comments to this report. Ultimately when the tenant vacates the property this report is used to ensure that property is handed back as indicated in the report. Fair wear and tear is excepted.

We regard our Rental Department as a very important part of our business and as such give it the attention it deserves. We would like to think that the result is that both our Landlords and Tenants enjoy their relationships with us as much as we do ours with them.
